Bungalow to Duplex Conversion

East York 2200 sq. ft.

In partnership with a local developer, this project transformed a small 800 sq. ft. bungalow into a modern, three-storey duplex designed for flexibility and long-term value.

The Challenge

The property presented a few key constraints:

  • A narrow lot in an emerging neighbourhood
  • A limited budget
  • The need to maximize both livable space and market appeal

The goal was to create a high-impact design that would stand out—without overbuilding.

Our Approach

We focused on smart, efficient design to unlock the full potential of the site.

  • Expanded the home to approximately 3,000 sq. ft. across multiple levels
  • Designed a flexible duplex layout to suit a wide range of occupants
  • Planned for a future garden suite, allowing for additional density and value

To bring light into the narrow space, we used:

  • Large windows throughout
  • Strategically placed skylights

This helped transform what would typically feel like a tight footprint into a bright, open environment.
