From First Sketch to Final Key
We help homeowners across the Greater Toronto Area get through the design and construction process without it taking over their lives. We work out of downtown Toronto and build across the GTA. Most of our completed projects so far are in East York, Etobicoke, and Leaside, so we know those neighbourhoods particularly well.
Design and construction are usually two separate industries that hand work back and forth and blame each other when something goes wrong. We do both, which is the whole point.
Who Runs It
Yama Asad founded Kore Design+Build after twenty years split between the two sides of the business. He spent fifteen years as an architectural designer and project manager at local and international firms, then moved into residential construction full time five years ago.
That matters on site. When the person who drew the plans is also the person building them, the design does not quietly get value-engineered into something you did not agree to.
What We Do
- Custom homes and additions. New builds from the ground up, and second and third storey additions on existing houses.
- Full renovations. Interior layouts, kitchens, and living spaces rebuilt around how you actually use the house.
- Structural work. Underpinning, deep excavation, load-bearing removal, and legal basement suites.
- Fixer-upper evaluations. Before you buy, we walk the property with you and give you a realistic renovation number. It is much cheaper to find out a house does not work before you own it.
What Working With Us Is Like
Yama treats every client like a neighbour. Toronto houses come with local quirks: narrow lots in East York, particular structural problems in Etobicoke South, hydro easements and irregular lot shapes that turn a simple addition into a Committee of Adjustment application.
Knowing those things in advance is how we keep surprises off your invoice. We identify zoning restrictions during design rather than after, we handle the permits ourselves, and we coordinate the engineers and trades so you are not the one chasing them.
