Building a custom home is a long process with a lot of decisions in it. Most of the difficulty is not the construction. It is keeping the house you agreed to at the design stage intact through eighteen months of trades, inspections, and budget pressure.

We handle the design and the construction, which is the main reason that tends to hold.

01 – THE SITE

Building New in the GTA

Building new here almost always means replacing an older house on an existing lot. That brings problems you do not get on an open site: shared driveways, mature trees the city protects, neighbours who need to be kept informed, and services disconnected and reconnected on the city’s schedule rather than yours.

We deal with all of it, including the applications people forget about, such as tree protection permits, hydro disconnection, and temporary power. Missing one is a common reason a build stalls for weeks after the permit is already approved.

02 – A RECENT BUILD

A 4,000 sq. ft. Home in Leaside

Our most recent custom home is a 4,000 sq. ft. house in Leaside with a laneway suite behind it.

The clients were a young working family who wanted a house that would work now and adapt later, plus a second unit. The main house uses brick and stone so it sits properly beside the older homes on the street. The laneway suite is more contemporary, which gives it its own identity without clashing. The house runs on smart automation for lighting, climate, and security.

Before You Buy

If you are still looking for a lot or a teardown, we will walk properties with you and give you a realistic number on what building there would cost. It is much cheaper to find out a lot does not work before you own it.
