Our client bought this property before the on-set of the pandemic and wanted to turn it into a duplex in order to offset their monthly expenses. We were tasked with designing a big enough space for a family of 4 with complete renovations of the existing and addition a basement apartment. We proposed an addition at the rear of the property extending the basement, ground and second floor resulting in just over 500sqft of livable space on each level. The proposal resulted in a 3 bedroom single family dwelling of approximately 1200 sqft and a one bedroom basement apartment unit with a separate means of egress fit as a start up dwelling for a young professional(s). With such a tight lot and demanding clients and restricting zoning by-laws the proposal was able to meet every goal set out from the beginning. The proposal was submitted to the City of Toronto’s Committee of Adjustment and was approved with overwhelming support as it was in live with the City’s vision.
