Full Home Renovation and Duplex Conversion

East York 1800 sq. ft.


This project started with a simple goal: transform an existing home into a functional duplex that could support both a growing family and generate rental income

The Challenge

The property was purchased just before the pandemic, with the intention of creating a comfortable living space for a family of four—while also adding a secondary unit to offset monthly expenses.

Working within a tight lot and restrictive zoning by-laws, the challenge was to:

  • Maximize livable space
  • Maintain a functional layout for both units
  • Secure approvals from the city


Our Approach

We proposed a full top-to-bottom renovation, combined with a rear addition that extended the basement, main floor, and second floor.

This allowed us to:

  • Create over 500 sq. ft. of additional space per level
  • Design a 3-bedroom main dwelling (~1200 sq. ft.)
  • Add a self-contained 1-bedroom basement apartment with a separate entrance

Every detail was carefully planned to ensure both units felt complete, livable, and independent.


The Result

Despite the constraints, the project successfully met all design and functional goals.

The proposal was submitted to the Committee of Adjustment in Toronto and received full approval—aligning with the city’s vision for gentle density and multi-unit housing.

The finished home now provides:

  • Comfortable living for a family
  • A fully independent rental unit
  • Increased property value and long-term flexibility
