When a young family outgrew their 1,500 sq. ft. home, the goal was clear: create more space without compromising comfort, light, or flow.
The Challenge
The property came with its share of constraints, including:
- A rear hydro easement
- An irregular lot shape
- Zoning limitations requiring approval
Expanding the home meant finding a creative solution that could work within these restrictions while still delivering meaningful additional space.
Our Approach
We designed a bold northwest addition that required securing a zoning variance—unlocking the potential of the lot.
The renovation also included:
- A complete reconfiguration of the interior layout
- A redesigned second floor with a primary retreat featuring cathedral ceilings and a spacious ensuite
- A quiet, functional basement workspace for modern work-from-home needs
To unify the old and new, we removed the original roofline and re-clad the entire exterior in stucco—creating a seamless architectural finish.
The Result
The finished home feels cohesive, bright, and purpose-built for modern family life.
Natural light fills the main living areas, while dedicated spaces for work, rest, and play create a balanced environment for everyday living. From the outside, the home reads as a completely new build—without any visible signs of the addition.
