From First Conversation to Final Delivery

Meet & Greet
The first step is to get to know the client, their wants vs. their needs as well as their day to day life at home using the various programable spaces. Then we measure our initial observations against the limitations of the site and how well those requirements can be accommodated within the lot at hand in the form of various programmatic strategies.

Concept & Requirement
Once we’ve determined what your goals are to achieve your vision we then take this information and translate it into sketches, drawings and 3D models to better visualize these potential spaces catering to your needs. In this stage we will make suggestions and recommendations along the way while being slightly weary of the budget restrictions to a certain extent (exact budget will be determined at a later stage). During this stage municipal zoning by-laws will be identified and any site restrictions identified so that we can move forward and start working on permit drawings.

Design Development And Costing
During this stage we will build on the previous stage except that we will translate agreed upon design layouts into actual working drawings and further develop the 3D model which will begin to represent the client’s vision. During this stage we also get other consultants involved so that preliminary HVAC, plumbing, and electrical and structural drawings can be established.

Building Permit
With the design and construction documentation complete we will then proceed to submit to the City for permit. we will also be submitting applications on your behalf to other City departments to ensure that the construction stage is not interrupted (i.e. tree protection permit, gas & hydro disconnection, temporary power, and etc.). We will coordinate with the City on your behalf in terms of getting all the necessary paperwork completed and liaising with City planners in terms of bring the construction drawing set up to latest code and zoning standards. While we wait for permit to come through we will draft a preliminary construction schedule and finalize any last minute design details as well as costing. We highly recommend for our clients to start making final preparations for emptying out areas under construction, vacating the property altogether or in case of a new build to accompany the project manager in having a friendly chat with the neighbours to inform of them activities planned for the site.

Construction
Once permit has been obtained we can then finalize the construction schedule while our site team makes preparations such as site hoarding, existing services locates, temporary power installation if required, application for new services connections such as sewage and water. During construction we will coordinate with the City and relevant consultants to prepare for municipal inspections, third party inspections & surveys, warranties and final close-out documents if required. We will continue to work with you if you wish to make any changes during the construction stage if the progress permits such changes.
