Etobicoke 1800 sq. ft.

The existing 1500 sqft house located in Etobicoke was in desperate need of a major renovations as well as expansion.  Our clients with their two small children were in need of expanding their existing spaces to better suite their evolving needs.  The proposed addition slated for the north west corner of the existing house deemed to be the only viable solution for this odd pie shaped lot with Toronto Hydro easement at the rear.  We secured the permit for the proposed location of the addition by presenting it to the City’s Committee of Adjustment to waive the existing minimum front yard zoning requirement.  The basement expansion allows for the client to setup a work from home space while the ground floor allows for a much bigger living room and play space for the children.  At the second floor of the addition the existing primary room was turned into a walk-in closet and an ensuite bathroom while the expanded area became the new primary bedroom with cathedral ceilings.  The remaining existing areas were renovated with new fixtures, windows, millwork, lighting and HVAC system.  Daylighting was improved by adding new large window openings for the common areas.  The roof of the existing house was demolished so that the new roof would cover both the existing house and the addition to give the illusion of one singular structure without the hint of an addition which was further reinforced by use of stucco cladding for both the existing house as well as the addition.
